Residential Tenancies (Miscellaneous Provisions) Bill 2026: Committee Stage Seanad Éireann — 2026-02-18 ============================================================ Chris Andrews (SF), Labour Panel The Minister of State, Deputy Christopher O'Sullivan, might pass that message on. I would appreciate that. It is unfair on the residents that the Minister refuses to meet them. We undertook analysis of the average cost of this market reset which the Government talks about. It will be almost a €3,000 increase reset in the first year. For instance, existing tenancies in Carlow town currently pay €1,050 a month rent. When this Bill comes into being, a new tenancy, which is a proxy for market rents, will be €1,355. Over a year, this total increase will be €3,660. In Cavan, in Senator Tully's constituency, the existing market rent is €963 and over 12 months there will be a total increase to €3,108. That is significant. In Cork, it is currently €1,238 and it will go up to €3,696. In Cork city, it will go up to €3,336. In Dublin, currently it is €1,937 for an existing tenancy and that will go up to €3,516. Galway will be the most affected area. Monthly rent in Galway city is currently €1,409 a month and it will go up to €5,292. That is absolutely insane. In Limerick, Senator Collins's constituency, it is currently €849 and it will increase to €3,156 after that. I cannot see Laois there. --- Source: Houses of the Oireachtas.
